Life3A has delivered an innovative design solution for Bupa’s first seniors living development in Australia.

The site, adjacent to Bupa’s Sutherland Aged Care facility, presented challenges due to its long, narrow north–south orientation. Most apartments naturally faced east–west, limiting solar access, while city skyline views were primarily to the north.

To optimise both sunlight and vistas, the development was configured as two towers, with apartments in each tower rotated 45 degrees toward the northeast and northwest. This orientation maximises solar access and captures stunning city skyline views.

A central entrance pavilion with a porte-cochere provides a striking point of arrival. Ground-level amenities include a pool and gym, beauty salon, café, arts and crafts room, and a residents’ lounge, creating a vibrant, lifestyle-focused environment.
