The masterplan concept for the housing development at Mernda Victoria challenges the current urban sprawl of suburban communities with a housing concept that encourages ‘eco-urbanism’ and a sustainable balanced built environment. This project provides a model for building a large number of houses within a sustainable development plan that encourages pedestrian movement and includes planning strategies that allow for a sustainable fabric to evolve so that living, working, schooling and leisure can all take place within walking or cycling distances. The masterplan incorporated a new green super lot subdivision typology which enabled a significant increase in residential lot yields ensuring the project’s feasibility was achieved.
