The project forms part of a 2.3-hectare masterplan within a large suburban site, offering a tranquil inner-suburban setting in Brisbane thanks to the surrounding roads and adjacent uses. The masterplan is designed to create a series of private garden sanctuaries for residents and visitors, visually connected to the open spaces of the existing racetrack.
The building design builds on these masterplan principles, presenting a five-storey structure split into two wings that wrap around internal courtyards. Each residential room is oriented to the north or south to maximise solar access and includes a private balcony that takes full advantage of the subtropical climate.
The building form is articulated through a series of extruded and framed balconies, while the material palette references the traditional single-storey residential buildings of the area, creating a familiar and welcoming environment for residents.
