Project objective
The principal objective was to navigate the strategic planning framework of the City of Newcastle and the NSW Department of Planning to gain planning approval for the integrated development of a golf course and resort-style later living. The project maintains the amenity and infrastructure of the established Golf Club, whilst allowing the development of a new ground-breaking integrated, later living community that delivers future residents a choice of accommodation whilst securing the financial future of the golf club and its members.
Client challenge
The challenge was securing development approval for a complex project that included enhanced golf club and course facilities and the inclusion of ThirdAge Villages’ next generation later living community. It required devising a suitable way of introducing a new development within an existing (operating) golf course with minimal disruption to the existing services and operations throughout the project. Approval for the project would be the catalyst to secure the financial longevity of the golf club, its members, and the community.
Life3A solution
Life3A contributed to the development approval process and built form design using strategic development controls and specific legislation around later living developments. Life3A designed the precinct to ensure the 18-hole championship golf course remained and have a robust justification for the proposed density and location of the later living community. This $120 million joint venture allows multiple user groups to operate separately and together as an integrated development to ensure both resident and golf members requirements are achieved.
