Solution A modern and sensitive design that responds well to its surroundings


  • Large double height entry area that clearly defines and marks the entry into the scheme, whilst creating views through to the landscaped courtyard. 
  • The use of a modern façade aesthetic that provides increased height in the living areas to the upper apartments, improving the sense of space and adding a premium to these units. 

Project objective 

To create, welcoming, homely apartments that are adaptable, but inspirational to the residents, surrounding a private landscaped courtyard that features the amenity areas spilling out into this space.

Client challenge 

The challenging topography, teamed with the ‘island’ nature of the site, surrounded by residential properties required us to sensitively design the apartments, to minimize overlooking and maximize the landscaped opportunities. 

Life3A solution 

Creating a modern, contemporary design that blends in with, and complements the surrounding neighbourhood. The buildings are designed around a large central landscaped central courtyard, over a hidden basement car park. The courtyard connects with the amenity spaces and entry area creating a green, landscaped backdrop to the apartments. The courtyard has been designed to allow for social interaction and has putting green, herb gardens and shaded seating and gathering areas, along with a BBQ area. The existing site is steeply sloping and being able to blend this into the design both internally and externally was key to the projects success. 

Exceptional outcome 

Winner of the best retirement village in NSW. Due to the success of stage 1, we were commissioned to design 2 further stages surrounding the site.
